The plans are coming together, so I cant imagine I will have that much more to blog.

06/01 Just got hit between the eyes with the realization that Hurricane Season just officially started, shudder...

06/03 Got confirmation from the window company that the windows took a bit longer to make than anticipated but would be installed within the week.  With that, everything has fallen into place and we closed at Old South Land and Title at noon.  Nice folks.  Not sure where the June rent is, so we added a codicil to get our portion of the rent forwarded

06/06 Had to do a request to get the rentor's deposit transferred to Ami's company as she is now my property manager.

06/07 - 06/12 Took Jeff to Castle.  Pictures and Posts on facebook

06/17 Had not heard from PMS regarding the move, so I left a voice message hoping that Friday, the 21st was the next day they were doing an Ashley run.

06/18 PMS called back.  I had misunderstood, they do the runs regularily, but not on a set weekly schedule.  The next run was for Tuesday the 25th.  I said that was fine by me and he said that with an intial run to Marianna and then the Ashley delivery, he could be at my place from 1300-1500.  So, I texted some friends and we scheduled lunch @ 1100

06/22 Met the friends that I will keep the Mitsu at their house for lunch and then we moved the car and got my Rogue back.  I set aside my toolboxes and ladder so it would not be confused with the remaining property that needed to go when the movers came.

06/24 Started the week notifying all of the people that I have grabbed information on, or had been contacted via phone, letter or flyer regarding buying a house, AS-IS.  Since the move is tomorrow, I am going to have a "sealed bid" style open house Thursday and Friday.  I was not able to find any one who could give me or sell me their time to get an estimate for the house's value, so I figure the bid process stands the best chance of reflecting what people are paying for "unique fixer upper opportunities."

06/25 Had lunch and then moved to the remaining personal property (furniture, generator, etc) to Spacebox Storage in Niceville.  They showed up @ 1400 and, with a 2 hour drive, we clocked them out at 2000.  Come to find out that they are based really close to my Freedom Self Storage unit, although we did not need to use the back up room there.  They did an incredible job going vertical with my stuff, just like the manager at Spacebox had said when she recommended them. However, the 10 x 10 was just a little too small for everything, I moved some stuff around in my other (first) storeroom and was able to fit the generator and 4 folding cahairs up there and thaqt was good enough!

06/27 - 06/28 Open House.  I was there from 1100 to dusk (about 1900) each day.  Got six visitors, four bids, plus two who tired to phone it in without taking a look; those were ridiculously low.  The property alone has historically been listed in county records as @ 27K, however empty lots are currently "a dime a dozen" with all the houses un-repairable and lots razed.  Having the frame work still available, even with the repairs needed had to be worth something, plus with all the tree/yard clean-up/work done and the house gutted to prevent mold damage early, I knew I should get significantly better than historical property value.  In essence, it is just a huge remodeling project with great access, I guess.  Based on all of that, I figured my minimum was 32K.  If no one bid more than that, then I was going to list it with an agent and pay the commission for the leverage they were capable of.  Ideally I would have liked 45K.

06/29 I waited until Saturday to open the bids.  The high bid was 42K, but for shared closing costs.  I decided to go with the next highest bid for 40K with no costs to me (all covered by the buyer).  I called Eugene Ursu to let him know that he was the "winner" and we had the initial contract done before the end of the day - yay online document and signing apps.

06/30 Met Eugene at the house again to give him a key for a lock box.  He said that with the house history information I was able to provide, we should be able to close in a week.  I informed him that my original trip to Phoenix from the 8th to the 15th was now from the 3rd to the 15th, so I would not be available until the 16th and he admitted that was probably better to ensure the title company was ready to close when I was.

07/14 Eugene texted that the title company would be available to close on the 17th at 1130 at their Destin Office to make it more convenient for me.  I informed him that I had planned on making an appointment in Callaway for later that day and would actually prefer the PCB location, so we made it 1030 at H & S Title on Middle Beach road at Richard Jackson.

07/17  Closed on house with H&S Title and Escrow.  Another nice group of people.  If we have to do the death dance of regulatory mandates, then it is better with pleasant people.  Walked out with a check for just under 40K; of course I had to pay my own taxes for the year.  For all intents and purposes, my 9 month "nightmare" is now just an inconvenience as I remodel and refurnish a new place.  However, because of the concerns that the previous setbacks have caused, I am not going to make this general knowledge until I actually take owner occupancy.  Time to go back through the blog and tweak for release when I do indeed make the announcement. I gave Eugene a 7 day grace period to change the utilities over before I close the accounts.

07/19 Ami texted that she had been working with the tenant to find another place since the beginning of the month.  They were finally able to find one, but it would not be available until the 13th of August.  Because of my situation,  I told her to pay it forward and let them know they could count on having the place through the 13th.  Already my decision to not post my "victory" is paying off because I don't have to make a "not-so-fast" retraction

07/20  It rained last night. I had the proverbial "sleep of the just."  No worries!

07/25 I gave the buyer 7 days to switch the utilities and Today was that day.  None had been done, so I had them shut off.

07/29 Final Gulf Power bill.

07/31 It looks like the tenants might be out of the place by the 7th.

08/05 Final Water/Sewer bill forwarded from City of Callaway

08/06 Got the pro-rated June rent from the previous owner finally.

08/07 I visited the Power Company, the Trash Company (to find out trash collection administered by the County because of the recycling program), the County Water and Sewer department and the Post Office.  No call saying the keys were available yet.

08/08 Plan B has been accomplished.  I got the keys and garage door opener, the property manager has cut a check for the July and partial August rent (less the visit fee for some maintenance done under the warranty for the tenants (Dryer stopped working) and the management fee.  Just one more thing to do, Ami will "inspect" the place on Monday so the tenants can get their deposit back.  That will be my last entry!  I spent the rest of the day at the house measuring and drawing, etc. and the next few days coming up with my wish list of remodeling tasks and contacting contractors.
