April

04/01 It turns out the roof is going to be a bigger deal than first presumed.  Even though it was next to be replaced, that timetable was about 2 years down the road and the inspector felt it only had about that left.  Insurance companies however, wont right a policy unless their inspector gives it about 3 to 5 years left.  Mortgage brokers want assurance of insurance.  The seller, his agent and my agent started working the possibilities.  The owner wanted to close as soon as possible however, Freddie Mac (who would be underwriting the loan) requires owner occupancy within 60 days of closing.  Because of the lease, that is something we couldn't fudge, so the earliest we were going to be able to close would be 3 June.  But we still need to get past the insurance issues. 

04/02 Because of the issues in Emerald Gardens, we set up to look at some more houses today, but they wound up being taken off the market or changed to AS-IS sales and we just decided to cancel.  We will see what happens

04/03 - 04/08 Trip to Phoenix/Tucson with the parents.  Photos and posts on Facebook.

04/10 The roofer contacted me and let me know that they were not going to subcontract the repair work, but their engineer was called back to Colorado.  They would be happy to redo the contract to take the repair portion out.  Once I hired someone else to do the repairs, they would then come in and replace the roof.

04/12 After minimal consideration, I fired the roofing contractor for incompetence.  I also advised them that they were dreaming that I they would get any of my money after having misrepresented their capabilities and then keeping me on the hook for 6 months.  No rewards for bad behavior.


04/19 Efforts to sell my motorcycle had no results from the advertisements or special interest web sites (Rumbler). Instead, I did some research on donating vehicles (1800-Kars4Kids, etc.) and discovered it is one big company running the various site to benefit the chosen charities.  I decided to go for the Humane Society and contacted them last week to see if they wanted to sell it and to arrange a pickup.  The bike was picked up today... The seller advised that the roof is scheduled to be replaced on the 24th


04/22 The survey provided by the owner to the title company is insufficient, so we ordered another one, which will be added to closing costs.  Drove by Emerald Lane and their were stacks of shingles on the roof

04/24 I drove by again and the shingles were gone, presumable installed.  They must have used the exact same shingles as they replaced or redone the entire building because I cant see evidence of a joint. The bottom line from all the angles is that the roof needed to be replaced and it was.  I am still not sure if the HOA had anything to do with it or not, but my understanding is that the seller/owner paid for it out of pocket to make it happen, since the HOA did not have the funds built up to do it.  I'll find out later once I am a member and look at the books.
